Choosing Your Style of Home

As your realtor, I'll help you find the home that compliments your lifestyle. Selecting the type of housing that matches your particular needs and wants involves more than just model names and floorplans.  Do you look forward to time spent gardening, or would you prefer to overlook community property that is maintained for you? Do you enjoy the privacy of a walled yard or have you always dreamed of living on the golf course?

The following information is designed to familiarize you with the different options you have available in Sun City and Sun City West.  I hope this guide will help you to become comfortable with the different terms used in this housing market.  It is a great starting point to our search for 

your   new   home!

SINGLE FAMILY DETACHED HOMES. These are free standing homes on varied lot sizes where the home owner is responsible for the upkeep and maintenance of the entire property, including landscaping and exterior maintenance needs. Above are a few samples of the single family detached housing style.


PATIO HOMES. Patio homes typically have the same general look as a single family detached home, however the difference is that patio homes are built on what is called a "zero lot line", meaning that one side of the property is actually on the property line. Another difference is that patio homes belong to an Home Owner Association which provides front property landscape maintenance in exchange for a monthly or annual fee. Above are a few samples of the patio home housing style.


CASITA HOMES. Casitas are hybrid patio homes which are built on zero lot lines. The newer Casitas are built as free standing units. All of the units are connected by fenced backyard walls. All Casitas are part of a Home Owner Association for exterior maintenance and other services. Above are a few samples of the Casita housing style.


DUPLEX LIVING. Duplex housing (also known as Twins or Geminis) is two attached properties under one common roof, each with separate entry, garage or carport which are part of the same Home Owner Association. Exterior landscaping and maintenance (to varying degrees per Association) is provided through the services of the Home Owner Association for a monthly or annual fee. Above are a few samples of the duplex housing style.


CONDO OR GARDEN APARTMENTS. These modes of living typically have four or more units adjoined under one common roof, feature carports or garages and offer complete exterior upkeep through a Home Owners Association. In some instances these units surround a common front area which is attractively landscaped for the enjoyment of all who reside in the association. Condo and Garden apartment living is excellent for those individuals or couples who desire smaller quarters and minimal upkeep. Above are a few samples of the condo and apartment styles.
